Most people will start their home search by going on a website and doing research. We have designed this website to be as simple and informative as possible, so you can search for houses or condos with one click of your mouse. While you are evaluating neighbourhoods and trying to decide if you want a house or a condo, you can contact me at anytime if you have any questions. When I meet you for the first time, I make sure I understand what you are looking for and where you would like to live. I work on your schedule and always answer my phones so you will never have trouble reaching me when you need me. My assistant and I use all of the latest technology, but I can do things the old fashioned way with paper and fax machines. If you like technology, we can write your offers on an IPAD with electronic signatures and Email them.
With over 22 years of experience in the Calgary market, I have the knowledge to evaluate and compare properties to see how much they are really worth. That way you can rest assured that you will not be paying too much for your home. For example, if the house you want to buy is listed at $400,000 I would look at all the other houses that are similar to the one you want to buy and see what they sold for. To do this I have to consider a number of factors such as
- Age of the homes
- Busy street or quiet street
- Developed basement or not
- Number of bathrooms
- Condition of the homes
- Condition of the roof
- Extra luxuries like hardwood and granite vs carpet and laminate
Once your offer is accepted, I will guide you through the process which can be a little daunting if you have never done it before. There will usually be conditions that need to be met before the deal is considered a firm sale. These are the most common conditions:
- Financing condition – This gives you about a week to get your mortgage finalized
- Home inspection condition – This gives you about a week to get a home inspection
- Condo documents review condition – If you are buying a condo you usually get a week to 10 days to review the condo documents (very important if you buy a condo)
I will be there to advise you and provide guidance during this condition period which can be a bit stressful.
